Dex vs BoldTrail (kvCORE): Do You Need a Personal CRM Too?

BoldTrail (formerly kvCORE) is a lead-generation and marketing platform with IDX websites, behavioral alerts and automated campaigns, often paid for by a brokerage. Dex is a personal CRM you own that tracks how long it's been since you talked to each person in your sphere. Many agents use BoldTrail for new inquiries and Dex for past clients and referral partners.

Dex vs BoldTrail (kvCORE): Do You Need a Personal CRM Too?

A lot of agents who use BoldTrail didn't pick it. Their brokerage did. It came with the onboarding packet, along with a branded IDX website and a login to a CRM that already had some buyer inquiries in it.

That changes the comparison. For a lot of agents, the question isn't "BoldTrail or Dex?" It's "BoldTrail is free through my brokerage. Do I need anything else?"

This guide answers that. It covers what BoldTrail is built for, what Dex is built for, what each costs, and what happens to your database in each when you change brokerages. If you're also comparing other real estate CRMs, see our Dex vs Follow Up Boss comparison and Dex vs Lofty comparison.

A note before we start: Dex is our product. We've tried to be fair to BoldTrail, and we say where it's the better tool. Facts were checked on October 13, 2026.

Fast facts:

  • BoldTrail is Inside Real Estate's platform. It replaced the kvCORE name in 2024 and covers kvCORE, BoomTown and Brokermint products.

  • It's sold to agents, teams and brokerages, and many agents get it through their brokerage.

  • BoldTrail publishes no price list. Its pricing page is a request form, and third-party reviews report solo-agent packages around $499 a month.

  • BoldTrail is built around new business: IDX websites, a lead engine, behavioral alerts and automated campaigns.

  • Dex is $12 a month billed annually ($20 monthly), and the account belongs to you, not your brokerage.

Dex and BoldTrail for real estate agents

BoldTrail

BoldTrail is an all-in-one front office for real estate. Inside Real Estate describes the core platform as IDX websites, a lead engine, a smart CRM, marketing automation, transaction integration, analytics and built-in AI. Separate modules cover back office (commissions, onboarding, accounting), recruiting, and add-ons like ad and listing promotion tools.

Its strength is new business. A buyer searches listings on your BoldTrail website, and the platform tracks what they look at, flags when they're showing high intent, and sends it to your phone. Automated campaigns follow up based on that behavior. Newer features include a natural-language home search on the website. For a brokerage or team generating a lot of online inquiries, that's a serious machine.

What BoldTrail isn't designed around is the slow work of keeping hundreds of past clients and friends warm over ten years. It can store them and email them, but its center of gravity is inquiry activity, not "it's been six months since you talked to the Hendersons."

Dex

Dex is a personal CRM built around the person and how long it's been since you talked. It pulls contacts and conversations from Gmail, Outlook, Google Calendar, LinkedIn, WhatsApp, and on the Mac desktop app, iMessage and phone calls.

You set a keep-in-touch frequency for each group (past clients every 90 days, your A list every 30) and Dex shows you who's due each day. Because your real conversations sync in, the clock resets when you actually talk. Close dates get a yearly reminder, and LinkedIn job changes get flagged.

Dex has no IDX website, no lead engine, no ad tools and no back office. It does one job.

What happens when you leave your brokerage

If the brokerage pays, access usually ends with it

Nothing; the account is yours

BoldTrail is a better fit if

  • You generate a lot of online inquiries and want them captured, scored and followed up automatically

  • You want an IDX website with search and behavior tracking

  • Your brokerage provides it, so it costs you nothing extra

  • You run a team and need lead distribution and reporting

  • You want back-office and commission tools in the same system

Dex is a better fit if

  • Most of your business comes from past clients and referrals

  • You want your sphere in an account you own

  • You text from your iPhone and want those conversations on the contact's record

  • You want a daily list of who you haven't talked to in too long

  • You've changed brokerages before, or might

What it costs

BoldTrail doesn't publish prices. Its site describes packages "configured your way" and routes you to a sales conversation. Third-party reviews in 2026 report solo-agent packages around $499 a month, with setup fees sometimes reported near $999 and ad spend billed separately. Treat those as rough figures and get a quote.

If your brokerage gives you BoldTrail, keep using it for what it's good at. Adding Dex costs $12 a month. If you're paying for BoldTrail yourself, the question is whether you generate enough online business to justify a lead-generation platform. If most of your closings come from people you already know, you're paying for machinery you don't use.

Whose database is it?

This is the part of the comparison that matters most for agents who got BoldTrail from their brokerage.

When a brokerage pays for the platform, the account is usually tied to the brokerage. Change firms and your login typically stops working. What you can take with you depends on your independent contractor agreement and on whether you exported your contacts beforehand. Our guide on what happens to your brokerage CRM when you leave goes through the clauses to check.

The inquiries your brokerage paid to generate may reasonably belong to the brokerage. Your mother's best friend, your college roommate and the clients you've sold three houses to are a different matter. Many agents keep the brokerage's platform for brokerage business and keep their own sphere somewhere they control.

Running both

If you have BoldTrail through your brokerage, here's a split that works:

Keep in BoldTrail

Keep in Dex

New inquiries from your website and portals

Past clients and their close dates

Behavioral alerts and automated campaigns for active buyers

Friends, family and the rest of your sphere

Your IDX website and listing marketing

Referral partners: lenders, inspectors, attorneys

Anything your broker needs to see

Notes, birthdays, anniversaries and who referred whom

When a BoldTrail inquiry turns into a client and closes, add them to Dex with the close date. From then on, the relationship lives in the account you own.

Where BoldTrail is the better tool

BoldTrail wins clearly if you depend on online inquiries. Dex has no website, no lead capture and no behavioral alerts, so it can't replace any of that. It also wins for teams and brokerages that need distribution, reporting and back office in one place. And if your brokerage covers the cost, it's hard to argue with free.

Who this isn't for

If you're on a team where the team lead owns the database and generates your business, the team's platform is the business. A personal CRM still makes sense for your own friends and family. And if you're a new agent with a small sphere, start with whatever your brokerage gives you and a good habit of writing things down. Come back to this when your past-client list is big enough to lose track of.

Choosing a CRM as a real estate agent

BoldTrail is a powerful platform for generating and converting new business, and it's often free to agents through their brokerage. Dex is a small, inexpensive tool for the half of the business that comes from people you already know, in an account that stays yours when your logo changes.

If most of your closings come from your sphere, start a 6-day Dex trial and keep BoldTrail for what it does best. See how Dex fits next to BoldTrail and other brokerage tools.

FAQ

Is BoldTrail the same as kvCORE?

Yes. Inside Real Estate rebranded its platform from kvCORE to BoldTrail in 2024. BoldTrail now covers the former kvCORE, BoomTown and Brokermint products.

How much does BoldTrail cost?

BoldTrail doesn't publish pricing. Its pricing page is a request form. Third-party reviews in 2026 report solo-agent packages around $499 a month with setup fees reported near $999, but you need a quote. Many agents get it through their brokerage at no cost.

What happens to my BoldTrail contacts if I leave my brokerage?

If your brokerage pays for BoldTrail, your access usually ends when you leave. What you can export depends on your agreement. Export a copy before you give notice.

Do I need a personal CRM if my brokerage gives me BoldTrail?

Not necessarily, but many agents add one for their sphere. BoldTrail is built around new inquiries; a personal CRM like Dex is built around staying in touch with past clients and referral partners, in an account you own.

Can Dex replace BoldTrail?

Not if you rely on online inquiries. Dex has no IDX website, lead capture, behavioral alerts or automated campaigns. It replaces the part of a CRM that tracks relationships with people you already know.

Can I use Dex and BoldTrail together?

Yes. A common split keeps new inquiries, websites and campaigns in BoldTrail, and past clients, sphere and referral partners in Dex. Move clients into Dex when they close.
